What Kharadi connects to, and what it does not
Kharadi is sold on its IT parks. That is the real draw and it is only half the picture. Here is what the address gives you and where it still costs you time.

East Pune is not one market. It is three, sitting close enough together that brochures treat them as interchangeable and far enough apart that living in the wrong one costs you an hour a day for a decade.
The useful comparison is not which is best. It is which trade you are making.
Kharadi carries more than 11 million square feet of office space. EON Free Zone alone is around 6.2 million square feet across 57 acres, with 40-plus tenants and somewhere between 60,000 and 80,000 people passing through in a working week. World Trade Center Pune adds another 1.6 million square feet directly opposite.
That density is the entire case for the address, and it is a strong one. If your office is in that corridor, you are buying a commute measured in single-digit minutes. Nothing inside a flat improves a weekday as much.
You pay for it. Kharadi is the most expensive of the three, and the same density that makes it convenient is what fills Old Mundhwa Road twice a day.
Wagholi sits further out along the Nagar road and is consistently the cheapest entry point on this side of the city. For a buyer whose binding constraint is budget, that is not a small thing. The same money buys meaningfully more carpet.
The trade is that infrastructure has arrived behind the towers rather than ahead of them. Roads, drainage and social amenities have been catching up with the housing stock for years, and in parts of Wagholi they are still catching up.
Wagholi works if you can wait, and if the daily commute into Kharadi at nine in the morning is something you have actually driven rather than something you have estimated.
Hadapsar is the oldest of the three as a mixed residential and employment district. Magarpatta City sits inside it, giving it an employment base of its own rather than a borrowed one, and the neighbourhood is finished in a way the other two are not.
The trade is traffic and inventory. The roads through and around Magarpatta carry a lot, and new launches are fewer, so choice is narrower and resale is a bigger part of the market.
The premium Kharadi carries over Wagholi is not a quality premium. The concrete is much the same. It is a location premium, and location premiums hold their value in proportion to how durable the reason for them is.
In Kharadi, the reason is 11 million square feet of offices that are already built and already occupied. That is about as durable as reasons get in Indian real estate. It is not a promised expressway or a proposed metro extension. It exists, and people commute to it today.
The counter-argument is equally real: because it already exists, it is already in the price. Kharadi rates rose 76.9 per cent over ten years and 2.9 per cent over the last twelve months. The suburb has done its re-rating.
The mistake is not picking the wrong one. It is picking on rate per square foot alone, which compares three numbers that were never measuring the same product.
