Kharadi is sold on its IT parks. That is the real draw and it is only half the picture. Here is what the address gives you and where it still costs you time.

Kharadi is not expensive because of its schools or its malls. It is expensive because of who employs the people who want to live there, and that is a number you can look up.

Residential prices in a suburb follow employment into that suburb, with a lag. If you want to understand what a Kharadi flat is worth, the useful number is not the rate per square foot. It is the office floor space within a fifteen minute radius of it.
EON Free Zone covers 57 acres and around 6.2 million square feet. It was conceived as India’s first IT and ITES special economic zone and has been expanding in phases since 2008. Published counts put it at more than forty tenants and somewhere between 60,000 and 80,000 people across a working week.
World Trade Center Pune sits opposite, on Dholepatil Farms Road, and adds about 1.6 million square feet. It is India’s fourth operational World Trade Center.
Add the business parks, standalone offices and coworking along the Kharadi bypass and the Mundhwa road, and the suburb carries more than 11 million square feet of offices in total.
A conservative rule of thumb puts one desk per 100 square feet of office space. Eleven million square feet therefore implies an employment base above a hundred thousand people, most of it salaried, much of it in an income band that can service a housing loan.
Those people have to sleep somewhere. Some rent nearby, some buy nearby, and some commute from Wagholi and Hadapsar. The ones who choose to live within five minutes of the office are bidding against each other for a fixed amount of land, and that bidding is what a Kharadi rate per square foot actually is.
Being fair about it: because the offices already exist, they are already in the price.
Kharadi flat rates are up 76.9 per cent over ten years, 49.7 per cent over five, and 2.9 per cent over the last twelve months. The re-rating from suburb to premium address has already happened. What comes next depends on whether the office stock keeps growing at the rate that drove it.
Commercial rates over the same recent period tell you the demand side is still moving. Shops rose 8.11 per cent to ₹34,748 a square foot and offices 9.92 per cent to ₹20,339. Both grew roughly three times faster than apartments did.
Read one way, that gap says the residential market has run ahead of itself and is pausing. Read another, it says employers are still committing capital here and residential will follow. Both readings are honest. Anyone who tells you only one of them is selling something.
None of this decides anything unless you work in that corridor. The premium Kharadi charges buys proximity to those 11 million square feet, and proximity is only worth paying for if you use it.
If your office is in EON, at the World Trade Center, or anywhere along Mundhwa road, you are buying back an hour a day for as long as you live here. That is the strongest argument this address has.
If you work in Hinjawadi, you are paying the Kharadi premium and then crossing the entire city to get to work. The suburb is still good. It is just not being good at anything you need, and one of the other east Pune addresses may serve you better for less.
