What Kharadi connects to, and what it does not

Kharadi is sold on its IT parks. That is the real draw and it is only half the picture. Here is what the address gives you and where it still costs you time.

Almost every listing for Kharadi opens with EON IT Park and stops there. It is the right place to start, because the IT corridor is why the suburb exists in its current form. It is a poor place to finish, because you will not spend your whole life inside a five minute radius.

Here is the honest version, including the parts that are inconvenient.

What is genuinely close

The work. EON IT Park and World Trade Center Pune are both about five minutes away. Magarpatta and the Hadapsar IT hub are roughly fifteen. For anyone working in that corridor, this is the strongest argument the address has, and it is a strong one: a commute measured in single-digit minutes changes how a weekday feels more than almost any feature inside a flat.

The airport. Pune International is about fifteen minutes out. That matters more than people expect if the household includes anyone who travels for work.

Daily life. Schools, a hospital, a D Mart and two malls are all in the immediate catchment, so the ordinary week does not require crossing the city.

The metro question

Ramwadi is the nearest station on the running Aqua Line, and it is the end of that line rather than a stop in the middle of it. That is worth understanding properly.

It means a seat is realistic in the morning, because trains start there. It also means the metro takes you west into the city centre and to Shivajinagar, and does not take you deeper into the eastern IT corridor. If your commute is Kharadi to Hinjawadi, the metro is not the answer today.

Where it still costs you time

The western half of Pune. Kothrud, Baner, Aundh and Hinjawadi are on the other side of the city. Any regular commitment on that side, a parent, a school, an office, should be tested at the actual hour you would travel before you commit to living here.

Old Mundhwa Road at peak. The corridor carries a large working population into a small number of access roads, and the density that makes the location convenient is the same density that fills those roads twice a day. This is not a Kharadi failing; it is what happens wherever employment concentrates.

The test worth doing

Drive the route you would actually drive, on a weekday, at the time you would actually leave. Not on a Sunday afternoon when the site visit is convenient for everyone.

Then do the same for the two trips you make most often that are not work.

Fifteen minutes on a brochure and fifteen minutes at nine on a Tuesday are different quantities, and only one of them is the one you will live with.

Why we publish the drive times we do

The timings on our location page come from the project’s own listing material. Where a source named a landmark without giving a time, we list the landmark and no time rather than estimating one.

Invented drive times are the single most common fiction on project microsites, and they are the easiest to disprove by getting in a car. We would rather publish a shorter list you can check than a longer one you cannot.

Schools, hospitals and the ordinary week in Kharadi

Commutes get all the attention. The trips that decide whether an address works are the school run, the chemist at ten at night and the weekly grocery, and those are different journeys.

The Aqua Line from Ramwadi: what the metro solves for Kharadi

Ramwadi is the eastern end of a 14.66 km line, which is better than being a stop in the middle of one. It is also the reason the metro helps with half your journeys and none of the others.

The 11 million sq ft that decides what Kharadi costs

Kharadi is not expensive because of its schools or its malls. It is expensive because of who employs the people who want to live there, and that is a number you can look up.
