Searching MahaRERA for Codename New Beginnings returns nothing. The project is registered under a different name, in phases, and here is how the two line up.

If you have tried to look this project up on the MahaRERA portal and found nothing, the search was fine. The name was wrong.

Codename New Beginnings is a marketing name. The development is registered as Shree Venkatesh Vanaya, and that is the name the regulator holds it under.

Why a codename exists at all

This is ordinary practice and it is not sinister. A developer registers a project under a formal name, then markets an early phase under a working title while branding is still being decided. Buyers see the codename first because the campaign runs before the brand does.

It becomes a problem only when nobody publishes the mapping, and a buyer trying to do their own verification hits a dead end and gives up. That is the gap this page closes.

The registrations published so far

  • Phase 1: PR1261012601304. The wing mapping has not been published.
  • Phase 2: PR1261012601206, covering Wings I and J.
  • Phase 3: PR1261012601229, covering Wings G and H.
  • Phase 5: PR1261012601264, covering Wing D.

Phase 4 does not appear in any source available to us. That is not evidence of a problem. Phases are registered when they are launched, and a gap in the sequence usually means that phase has not been filed yet. It does mean you should ask directly rather than assume.

What to do with a registration number

  1. Go to maharera.maharashtra.gov.in and search the registered projects list by the registration number, not by the project name.
  2. Open the record and check four things: the promoter name, the declared completion date, the sanctioned layout, and the list of apartments with their carpet areas.
  3. Compare the carpet area for your unit type against what you were told. If they differ, the filed figure is the one that will appear in your agreement.
  4. Check the quarterly progress updates. A promoter is required to file them, and the gap between what is filed and what is being said in the sales lounge is informative.

One figure we have not been able to settle

Sources disagree on the completion date. The material this site was built from gives August 2030. At least one third-party listing states a MahaRERA completion date of 30 December 2030.

Those are four months apart, and we are not going to pick one and present it as settled. The date that binds is the declared completion date on the registration covering your specific phase, and it is visible on the portal record. Check it there, for your wing, before you commit to a possession timeline.

The same applies to anything else on this site. A registration number printed on a marketing page is a claim. Two minutes on the portal turns it into a fact, and it is the cheapest diligence available to you.
